The MLS listings you see on this website are coming from cooperative data exchange program of the multiple listing service (MLS), in which many real estate firms (Brokers) participate. This program is also known as IDX, Internet Data Exchange. The IDX data resides in the external database, which sometimes is slow. If you find the delay unreasonable, please contact me, and I will send you the most recent data straight from the MLS.

The two most common MLS-related questions buyers ask me are:

Q: Is the MLS data on this website up-to-date?
A: Usually there is 1 day delay between live MLS data, which only Realtors® have access to and the IDX, which Realtors® put on their websites for general public use.

Q: Does a search by building name show all the listings for sale in the building?
A: Not always. If the Broker chooses not to participate in the cooperative data exchange program, Broker's listings will not be visible. Call me, without any obligation on your part, for the latest information on a home or community you like.
